HTH is a vertically integrated real estate company based in New York City. We are a multifamily developer, builder, and operator.

HTH undertakes value-add and opportunistic investments in select areas of Manhattan. Projects range from rental and condominium conversion to asset repositioning and ground-up development.

Responsibilities

The Associate is a cross-department role with responsibilities in both development and property operations. The successful candidate will assist in sourcing, underwriting, and executing multifamily acquisitions from initial outreach through business plan execution. Key responsibilities include but are not limited to:

Development

  1. Support site identification, feasibility analysis, and zoning review for ground-up, conversion, and repositioning opportunities across New York City.
  2. Build and maintain internal and external development pro formas, construction schedules, and operational budgets.
  3. Assist with due diligence, including land use and title review, surveys, environmental reports, financial review, contract negotiations, and coordination of third-party consultants.
  4. Track entitlement, permitting, and approval milestones alongside consultants and counsel.
  5. Coordinate with architects, engineers, general contractors, and consultants through design development and construction.
  6. Monitor project schedules, draw requests, change orders, and lender and investor reporting requirements.
  7. Support construction and permanent financing, including lender packages, term sheet comparisons, and closing checklists.

Acquisitions and Asset Management

  1. Prepare investor materials summarizing the deal thesis and key risks, and underwrite new acquisitions in Excel to demonstrate projected returns.
  2. Support senior leadership during due diligence and closing with counsel, lenders, investors, and third-party vendors.
  3. Track asset performance against underwriting and prepare periodic asset management reporting, hold/sell analyses, and refinancing evaluations.
  4. Support annual business plans and operating budgets for portfolio assets in partnership with the property management team.

Property Management

  1. Assist in preparing property-level operating budgets and reforecasts, review monthly financial statements and variance reports, and track rent collections, delinquency, and NOI performance against budget.
  2. Work with superintendents and building staff on leasing, preventive maintenance, work-order response, unit turnover timelines, and condition standards across the portfolio.
  3. Handle incoming and outgoing communications, including phone calls, emails, and mail, and help investigate and resolve tenant complaints.
  4. Market vacancies through online listings, signage, and social media, and arrange tours with prospective tenants.
  5. Inspect apartments during move-ins and move-outs.
  6. Support procurement, bidding, and administration of service contracts, including janitorial, landscaping, elevator, and utilities.

Compensation

The anticipated base salary range for this position is $70,000+. In addition to a competitive base salary, the successful candidate will be eligible for discretionary bonus incentives.

Actual base salary within the range will be determined by several factors, including the individual's experience, skills, qualifications, and market conditions.

Qualifications

  1. 2+ years of experience in multifamily development and/or operations with a developer, REIT, or property manager.
  2. Bachelor's degree in real estate, finance, economics, accounting, business, engineering, or a related field.
  3. Experience in real estate acquisition and development in New York City preferred.
  4. Experience managing multifamily assets in New York City preferred.
  5. Advanced Excel and financial modeling skills; familiarity with Rent Manager or comparable property management software is a plus.
  6. Strong written and verbal communication skills.
  7. Detail-oriented and self-driven.
